Is Now a Good Time? How to Research Coachella Valley Real Estate


Despite a more than 30 percent drop in recent months of homes sales throughout California, the Coachella Valley real estate market continues to experience growth. In fact, high end Coachella Valley real estate remains the most popular with the median price for homes at nearly $400,000. And forecasts for the Coachella Valley real estate market show no indication of slowing. Yet, with uncertainty facing other markets buyers still may be apprehensive about taking the plunge. So how can buyers know it’s the right time to buy? The following are some factors to consider before purchasing Coachella Valley real estate.

First consider your financial stability. Often the biggest reasons for people’s inability to pay a mortgage are unforeseen life changes such as health expenses, job changes and divorces. While there is no way to anticipate such changes, there are several questions to ask yourself before setting out to buy Coachella Valley real estate. For instance, are you unhappy with your job and planning to change careers in the near future, have you recently filed for bankruptcy or have a low credit score or will you be planning to move in the next five years? If you answered yes, to any of these questions it likely not the right time to purchase Coachella Valley real estate.

However, if the aforementioned questions were not a deterrent you could be ready to buy. Before jumping in be sure to take the following steps to ensure Coachella Valley real estate is right for you.

  1. Research the neighborhoods of interest, go to open houses and talk to neighbors in the area.
  2. Get pre-approved for a loan through your bank or another mortgage broker.
  3. Research real estate agents who are knowledgeable about the community.
  4. Review your credit report closely to ensure there are no debts of which you are unaware.

Once you have taken these steps, you are ready to begin the hunt for home of your dreams in the Coachella Valley real estate market.
