Luxury Real Estate Experts, Working For You

Over the past two decades, PS Properties has had a front-row seat to the evolving shape of real estate across Palm Springs and the Coachella Valley. And what a change we’ve witnessed.

What was once known as an affordable desert retreat for golf and leisure-loving retirees has matured into a luxury lifestyle destination, where property values have surged and the market of buyers has diversified to include younger generations. Greater adoption of remote work has been a driving force, as has the area’s commitment to historic preservation. In fact, luxury properties in Palm Springs and across the Coachella Valley represent at least a quarter of closings in the market, and upscale hospitality and lifestyle options only help to attract additional affluent buyers.

If we’re being honest though, we understand the attraction. There’s no other place quite like this area, where architectural history collides with modern luxury while still leaving room for design innovation. The desert is undoubtedly an inspired canvas for creativity and connection, as has been proven by the architects who have left their mark across the area and the ones who still hope to get a chance to.

Palm Springs and the Coachella Valley rose from the desert floor as two distinct currents took hold. One was and remains distinctly respite. Palm Springs and the Coachella Valley historically afforded those with the means, Hollywood elite, successful businessmen and women, and politicians, to steal away and wrap themselves in the serenity and seclusion the area offered. It was an off-the-beaten path, away from the glare of the spotlight, type of retreat.

The other was and also remains entertainment. Several people running in those same circles, and sometimes the same names who loved the area as a hideaway, also loved a good party. Palm Springs became an entertainment destination, an energy that eventually swept across the Coachella Valley, infusing the desert with glamorous house parties, upscale shows, premiere tennis and golf tournaments, and the inimitable Coachella Music Festival.

This was a playground for Bob Hope and Frank Sinatra. It’s where presidents play a few rounds of golf. It’s also where top-tier luxury brands and magazines turn to for homes designed with an eye for high fashion, and where architecture fans flock to ogle at works of art. Palm Springs and the Coachella Valley have earned their distinction as serene retreats, luxurious enclaves and influences of modern architecture.

As accomplished real estate professionals in this market for more than 20 years, we at PS Properties never take for granted that our workdays allow us to spend time in homes of such caliber and character.

PS PROPERTIES: LEADING THE PACK

At PS Properties, we’re not ones to billboard our accomplishments. We prefer to swim in our successes a bit more quietly, congratulating buyers on their new purchase or sharing a toast with sellers as they move in a new direction.

Yes, we’ve been quoted in media outlets such as The Robb Report, The Wall Street Journal, Mansion Global, Dwell, the New York Times and the Today Show. And all of those moments are notable, for the expertise we have about the luxury market and for the homes that are mentioned. But, numbers are numbers, and we appreciate that their honesty and transparency does the heavy lifting for us. We love the work we do to promote homes. And we also love that sales figures speak for themselves.

Take Rancho Mirage, for example. Over the past three years, PS Properties is the runaway leader in residential sales for properties that sold for at least $3 million. Over that time period, PS Properties led the market with 18 transaction sides, which is more than double the next closest competitor. The next closest had seven, while the agent that rounded out the top three had five.

Those 18 total transaction sides completed by PS Properties totaled more than $80 million, averaging out to a sales price of about $5 million per transaction. Why are we saying “transaction sides” instead of “transactions?” Because on two sales, PS Properties represented both the seller and the buyer, working both “sides” of the transaction.

In Palm Springs, the numbers related to PS Properties activity tell a similar story over that same three-year period. There, PS Properties has closed 10 transaction sides totaling over $35 million for an average sales price of $3.5 million.

To us at PS Properties, the numbers that illustrate sales transactions say a couple of things. The first is, we are trusted professionals when it comes to luxury real estate. We’re trusted because of our extensive work in the luxury market, in the Palm Springs area and across the Coachella Valley. And, we’re trusted because we’re successful.

Success breeds trust and trust breeds additional opportunities for success.

Arguably one of the most notable data points for real estate professionals in Palm Springs and the Coachella Valley is the cumulative sales figure released by Palm Springs Life, a leading publication that tracks MLS-backed real estate performance in the area. For several years running, PS Properties has been regarded as among the top two performing real estate teams according to Palm Springs Life.

And, for three years in a row, PS Properties has topped $100 million in residential sales. Cumulative career sales at PS Properties have surpassed $1 billion.

THE PS PROPERTIES PROMISE

Every property is unique. And every client has his or her own goals. At PS Properties, we never approach any two listings the same way. But, we do commit to a certain level of service, a promise if you will, to ensure that our team is maximizing a listing’s exposure to the people who may be most interested in it.

Without giving away the recipe to our success, we generally approach every listing with a market-tested portfolio of tactics that maximize sales price, create buzz and honor a property with the distinction it deserves. Our promise includes:

  • Curated visual assets to include professional photography, videos and brochures.
  • A celebration of the home’s celebrity or architectural history.
  • Leveraging the exclusive PS Properties network.
  • Private tours and cocktail receptions.
  • Media outreach.

THE FINEST: PALM SPRINGS + THE COACHELLA VALLEY

At PS Properties, we have the distinct honor of getting to know some of the finest homes in Palm Springs and across the Coachella Valley. The following communities rank among the most prestigious in the area.

  • The Madison Club in La Quinta: Might be the most exclusive community in the area, where recent sales for a single residential property exceeded $39 million.
  • Indian Wells: Home to The Vintage Club and Eldorado Country Club, a pair of exclusive golf clubs, as well as The Reserve and Toscana.
  • Big Horn in Palm Desert: An elevated community with ultra-luxurious estates and a premiere golf club.
  • Thunderbird Country Club in Rancho Mirage: Where midcentury modern architecture found fans in celebrity owners.
  • Other notable communities throughout Palm Springs include the legendary Smoke Tree Ranch, Old Las Palmas, Movie Colony, Vista Las Palmas, Deep Well Estates, Indian Canyon.

Of course, the Coachella Valley is home to a number of exclusive communities with properties of architectural significance. And over the course of our 20-plus years in the area, PS Properties has had the opportunity to work in many of them. Of note, PS Properties principals, Patrick Jordan and Stewart Smith, have both earned the title of Executive Luxury Director from Bennion Deville Homes. The two are among just 15 of the 750 area agents who have received that title.

Their signature transactions include:

  • The $13 million sale of the iconic Bob Hope Estate.
  • The $8.025 million sale of the Old Las Palmas estate known as “Running Water.”
  • A $10.5 million listing for the historic estate.
  • A $7.95 million listing in Toscana Country Club and another luxury sale that closed at $5+Million.
  • Several luxury sales in Thunderbird Heights including a $6.725 million listing and sales in Thunderbird Heights, plus multiple other transactions in the Thunderbird communities.
  • Multiple sales transactions in Smoke Tree Ranch including a $6.9 million listing.
  • Numerous multi-million-dollar listings in Vista Las Palmas, Indian Canyons, Movie Colony East, Little Tuscany and Mission Hills in Rancho Mirage.
  • The Pond Estate in Andreas Hills for $7.5 Million
  • Created an amalgamation of three luxury properties in central Palm Springs and represented the sellers and buyers. The property is planned to include luxury private lodging, entertainment and restaurants.
  • A $6 Million transaction at the Hideaway.

In addition, the PS Properties team has represented a number of semi-custom homes, and we had the privilege of launching the modern luxury communities of Desert Lark and Wren Court, both of which sold out. PS Properties is also handling sales for the new Vista Court community in Rancho Mirage. These new luxury homes sold between $4.4-$5.4Million.

At PS Properties, we also frequently represent homes that are considered private listings, which means the listing is not shared to MLS. The Koerner House, a Class 1 Historic Resource designed by architect E. Stewart Williams, is an example of one of those private listings.
